Rocky Bend Flint River Retreat is a privately owned property. These rules and policies exist to maintain a safe, clean, orderly, and well-maintained environment for all cabin guests.

By reserving or occupying a cabin at Rocky Bend Flint River Retreat, the Registered Renter and all Registered Guests agree to comply with the following rules and policies. Failure to comply may result in immediate removal from the property without refund and additional charges as outlined below.

1. Registered Renters and Registered Guests
Access to cabins is limited to the Registered Renter and their Registered Guests only. A Registered Renter is the individual who made the reservation and payment. Registered Guests are individuals included in the reservation. Each cabin has a maximum overnight occupancy limit of six (6) persons unless otherwise approved in writing. Guests exceeding the maximum occupancy limit are strictly prohibited from staying overnight. Visitors are permitted in limited numbers but may not remain overnight unless registered. Unauthorized occupants may result in immediate termination of the stay without refund.

1A. Responsibility for Guests and Conduct
The Registered Renter is fully responsible for all actions, behavior, and compliance of all Registered Guests and visitors. Any violation of park or cabin rules by a guest will be treated as a violation by the Registered Renter.

2. Use of Premises
Cabins are provided for short-term recreational lodging only. NO hunting, firing of weapons, or disturbing nature is permitted on the property.

Small, respectful gatherings are permitted; however:

• No more than ten (10) total persons may be present at a cabin at any time
• Gatherings must remain controlled, respectful, and non-disruptive
• All overnight occupancy must remain within the six (6) person limit

The following are strictly prohibited:

• Loud or disruptive parties
• Large gatherings exceeding ten (10) persons
• Commercial activity
• Events without approval
• Illegal activity of any kind

3. Vehicles and Parking
Vehicles must be parked in designated areas only.

Vehicles may not block:

• Roads
• Other cabins
• RV sites
• Common areas or access to boat landing

Improperly parked vehicles must be moved immediately upon request.

4. Golf Carts and UTVs
Golf carts and UTVs may be used under the following conditions:

• Operation limited to park roads
• Must be operated safely and responsibly at all times
• Drivers under the age of sixteen (16) must be accompanied by an adult
• Vehicles must be parked by 10:00 PM each night

Dirt bikes and ATVs are not permitted.

Any damage caused by misuse may result in loss of privileges and charges.

5. Noise Control
Quiet enjoyment of all guests must be respected. Excessive noise, loud music, or disruptive behavior—especially during evening and nighttime hours—is strictly prohibited. Violations may result in immediate removal.

6. Pets
Pets must be approved in advance.

All pets must be:

• Leashed outside
• Supervised at all times
• Cleaned up after immediately

Aggressive or disruptive animals are not permitted.

7. Smoking Policy
Smoking is strictly prohibited inside all cabins. This includes cigarettes, cigars, or any other smoking device. If smoking is detected inside a cabin, a $350 cleaning fee will be charged automatically. Littering cigarette butts on the property is prohibited. Evidence may include odor, residue, ashes, or any indication of indoor smoking.

8. Cabin Condition and Cleanliness
Cabins must be kept in clean and orderly condition during occupancy.

At checkout:

• Trash must be properly disposed of inside and outside around the cabin
• Personal items must be removed
• Excessive mess must be avoided

Excessive cleaning required will result in additional charges.

9. Damage to Cabin or Property
The Registered Renter is financially responsible for any damage to:

• Cabin structure
• Furniture
• Appliances
• Fixtures
• Linens or bedding
• Surrounding property

Damage includes, but is not limited to:

• Stains
• Breakage
• Missing items
• Misuse of appliances

Costs for repair, replacement, or cleaning will be charged to the renter.

10. Trash and Cleanliness
Trash must be placed in designated containers provided by Rocky Bend Flint River Retreat. Littering or leaving trash in or around the cabin is strictly prohibited. Failure to properly dispose of trash may result in additional cleaning fees.

11. Check-In, Check-Out, and Overstay
Check-in time is 2:00 PM.

Check-out time is 11:00 AM.

Late check-outs or unauthorized extended stays may result in additional charges.

11A. Security Deposit
A security deposit may be required at the time of booking or check-in.

The Registered Renter agrees that the deposit may be used to cover:

• Damages to the cabin or property
• Excessive cleaning
• Missing items
• Rule violations

Any remaining balance after deductions will be refunded within a reasonable timeframe.

If damages or charges exceed the deposit amount, the Registered Renter agrees to pay the remaining balance.

12. Liability Waiver and Assumption of Risk
Whereas Lessee desires to lease Cabin, Campsite; RV Lot or Equipment owned by Rocky Bend Flint River Retreat Whereas Rocky Bend Flint River Retreat agrees to lease a portion or portions of Rocky Bend Flint River Retreat to the Lessee for valuable consideration, be it therefore agreed that the Lessee will abide by the rules governing the use of Rocky Bend Flint River Retreat Lessee further agrees to the terms of indemnification clause and assumption of risk clause set forth herein after.

Lessee does hereby agree to defend, hold harmless, indemnify, and release Rocky Bead Flint River Retreat from all claims, demands and actions, or causes of action for damage to personal property, personal injury or death which may result from activities conducted at Rocky Bend Flint River Retreat by the Lessee, its agents, employees, or quests while using said facility and which is without fault or negligence of Rocky Bend Flint River Retreat.

Further, Lessee, being duly aware and with full recognition and appreciation of the risk, dangers and hazards inherent in the use of Rocky Bend Flint River Retreat and the purpose for which it is being leased, enters voluntarily upon the premises and hereby voluntarily assumes all risk of loss, damage or injury including death which may be sustained by any or each of its agents, employees or guests through and during the use of the facility which may result from causes beyond the control of, without the fault or negligence of Rocky Bend Flint River Retreat their officers, agents, trustees or employees.

13. Emergency and Law Enforcement Policy
Emergency services such as ambulances or fire trucks are welcome in the event of a legitimate emergency. Any situation resulting in police response, disturbances, illegal activity, or behavior that makes other guests feel unsafe will result in immediate removal from the property without refund.

14. Compliance and Removal
Rocky Bend Flint River Retreat may remove any guest for violation of these policies. Removal will be immediate and without refund.

15. Governing Law
This agreement is governed by the laws of the State of Georgia.

By booking and/or providing payment information, the Registered Renter authorizes Rocky Bend Flint River Retreat to charge any card on file for:

• Smoking violations
• Damages
• Excess cleaning
• Missing items
• Rule violations

All charges are enforceable under this agreement.

Acknowledgment

By occupying a cabin at Rocky Bend Flint River Retreat, the Registered Renter acknowledges that they have read, understood, and agree to comply with these rules and policies.
