Rocky Bend Flint River Retreat is a privately owned property. These rules and policies exist to maintain a safe, clean, orderly, and well-maintained environment for all long-term occupants and guests. By renting or occupying an RV site at Rocky Bend Flint River Retreat, the Registered Renter and all Registered Guests agree to comply with the following rules and policies. Failure to comply may result in termination of occupancy and removal from the property.
1. Registered Renters and Registered Guests
Access to Rocky Bend Flint River Retreat is limited to Registered Renters and their Registered Guests.
A Registered Renter is the individual who has entered into a long-term RV site rental agreement with Rocky Bend Flint River Retreat.
Registered Guests are individuals invited by the Registered Renter.
Visitors may stay temporarily but may not establish residence or long-term occupancy.
Each RV site is limited to ten (10) persons total at any given time, including the renter and guests.
Management reserves the right to remove unauthorized visitors.
1A. Responsibility for Guests and Conduct
The Registered Renter is fully responsible and liable for all actions, conduct, and compliance of any person present on or visiting their assigned RV site, including but not limited to Registered Guests, visitors, invitees, or any other individual permitted onto the property by the Registered Renter.
Any violation of park rules, policies, or agreements by the Registered Renter or by any guest, visitor, or invitee of the Registered Renter shall be considered a direct violation by the Registered Renter.
The Registered Renter assumes full responsibility for ensuring that all guests and visitors are informed of and comply with all Rocky Bend Flint River Retreat rules and policies.
Failure of any guest or visitor to comply with park rules may result in enforcement action against the Registered Renter, including but not limited to warnings, fines (if applicable), termination of occupancy, and removal from the property without refund.
2. Use of Premises
RV sites are provided strictly for temporary recreational RV occupancy. The property may not be used for commercial activity, repair businesses, storage yards, or other business operations without written approval from management. All occupants must behave in a respectful and lawful manner. Any behavior that disrupts other guests, damages property, or interferes with park operations is prohibited.
3. Vehicles, Boats, and Trailers
Registered Renters may maintain personal vehicles for transportation.
Each RV site is permitted one (1) boat OR one (1) utility trailer.
The boat or trailer must:
- Belong to the renter or their guest
- Be operable and presentable
- Be parked neatly within the site
- Not block roads or neighboring sites
Abandoned vehicles, dilapidated equipment, or long-term repair projects are not permitted.
Management may require removal of any vehicle, boat, or trailer that is unsafe or considered an eyesore.
Registered Renters may access the park’s boat landing.
3A. RV Site Assignment and Relocation
Rocky Bend Flint River Retreat reserves the right to reassign or relocate RV sites when necessary. Reasons may include maintenance, flooding, safety concerns, utility repairs, or operational needs. Reasonable efforts will be made to provide a comparable site.
4. Vehicle Parking and Access
Vehicles may not block:
- Roadways
- Neighboring sites
- Utility connections
- Boat ramp or common areas
Vehicles interfering with access or safety must be moved immediately.
5. Golf Carts and UTVs
Golf carts and UTVs may be used under the following conditions:
- Operation limited to park roads
- Must be operated safely
- Drivers under 16 must be supervised by an adult
- Vehicles must be parked by 10:00 PM
Dirt bikes and ATVs are not permitted.
6. Noise Control
Excessive noise or disruptive behavior that disturbs other guests is prohibited. Management may issue warnings or require removal for repeated disturbances.
7. Pets
Pets must remain leashed at all times outside the RV. Owners must clean up after pets immediately. Aggressive animals or animals causing disturbances may be removed.
8. Prohibited Activities
The following activities are strictly prohibited:
- Fireworks
- Firearms or dangerous weapons
- Hunting or trapping wildlife
- Illegal activities
- Damage to property or natural resources
9. RV Condition and Exterior Appearance
All RVs must remain in good repair and visually presentable condition.
Older RVs are permitted only if they are well maintained and kept in prime condition.
This includes:
- Clean exterior surfaces
- Regular washing
- Roofs kept free of debris
- Intact trim, panels, and windows
- No visible deterioration
Tarps may not be used as roof coverings or permanent exterior repairs.
Management may require an RV to be cleaned, repaired, or removed if it becomes unsightly.
10. RV Site Maintenance, Storage, Structures, and Utility Use
RV sites must be kept clean, orderly, and free of clutter.
Sites may not be used for storage.
The following items may not accumulate outside:
- Household goods or boxes
- Storage containers or bins
- Building materials
- Spare parts or mechanical equipment
- Scrap materials or debris
- Children’s toys left outside long-term
- Excess equipment or belongings
Outdoor items must remain minimal and orderly.
Semi-Permanent Structures
The following structures are not permitted without written approval:
- Decks
- Porches
- Sheds
- Fencing
- Platforms or framing
- Skirting structures
Unauthorized structures must be removed immediately.
Yard Decorations
Limited outdoor furniture and small decorative items are permitted if they remain neat and minimal. Excessive decorations or clutter may be required to be removed.
Electrical and Utility Use
Electrical hookups are provided primarily for the operation of the RV.
Excessive electrical usage, unsafe wiring, or cluttered setups are not permitted. Examples include:
- Multiple extension cords
- Excessive plug-in devices
- Cords running across sites
- Cluttered electrical setups
Outdoor appliances such as deep freezers are not permitted outside on RV sites.
Management may require any electrical device or cord to be unplugged if it creates clutter or excessive usage.
Grounds Maintenance
Management maintains mowing and weed trimming. Management will not move personal items in order to mow around them. Renters must ensure items are picked up prior to mowing. Items repeatedly preventing mowing may be removed.
11. Rent Payment and Late Fees
Monthly lot rent is due at the beginning of the renter’s reservation period. If rent is not paid by the due date, a late fee of $75 per week will be added.
12. Liability Waiver and Assumption of Risk
Whereas Lessee desires to lease a cabin, campsite, RV lot, or equipment owned by Rocky Bend Flint River Retreat;
Whereas Rocky Bend Flint River Retreat agrees to lease a portion or portions of Rocky Bend Flint River Retreat to the Lessee for valuable consideration;
Be it therefore agreed that the Lessee will abide by the rules governing the use of Rocky Bend Flint River Retreat.
Lessee further agrees to the terms of the indemnification clause and assumption of risk clause set forth herein.
Lessee does hereby agree to defend, hold harmless, indemnify, and release Rocky Bend Flint River Retreat from all claims, demands, and actions, or causes of action for damage to personal property, personal injury, or death which may result from activities conducted at Rocky Bend Flint River Retreat by the Lessee, its agents, employees, or guests while using said facility and which is without fault or negligence of Rocky Bend Flint River Retreat.
Further, Lessee, being duly aware and with full recognition and appreciation of the risks, dangers, and hazards inherent in the use of Rocky Bend Flint River Retreat and the purpose for which it is being leased, enters voluntarily upon the premises and hereby voluntarily assumes all risk of loss, damage, or injury, including death, which may be sustained by any of its agents, employees, or guests during the use of the facility which may result from causes beyond the control of, and without the fault or negligence of, Rocky Bend Flint River Retreat, its officers, agents, trustees, or employees.
13. Emergency Services and Law Enforcement Policy
(“Red Light / Blue Light Policy”)
Rocky Bend Flint River Retreat recognizes that medical emergencies and accidents can occur, and emergency responders such as ambulances or fire trucks are welcome when needed to protect the health and safety of guests.
However, situations that result in law enforcement response caused by a renter or their guests are strictly prohibited.
Any incident involving police response, criminal activity, disturbances, domestic disputes, or other situations that cause police presence or make other guests feel unsafe will result in immediate removal from the premises.
14. Compliance and Removal
Management may terminate occupancy and remove any renter who violates park policies. Removal may occur without refund.
15. Governing Law
These policies are governed by the laws of the State of Georgia.
16. Site Inspection
Rocky Bend Flint River Retreat may conduct periodic inspections of RV sites to ensure compliance. Violations must be corrected within a reasonable timeframe.
17. Management Discretion and Appearance Standards
Management retains sole discretion to determine whether any RV, vehicle, structure, or item is unsightly, excessive, or unsafe.
Management may require removal, repair, or correction of any condition that detracts from the park’s appearance.
18. License to Occupy / No Tenancy Rights
Occupancy of any RV site at Rocky Bend Flint River Retreat constitutes a revocable license to occupy the property and does not create a landlord-tenant relationship.
No renter or guest shall claim tenant rights, residency rights, or possession rights under landlord-tenant law.
Any attempt to claim tenancy rights, refuse to vacate, or otherwise assert legal possession of the property beyond the agreed reservation period will be considered a violation of this agreement and may result in immediate termination of occupancy and removal from the premises.
Acknowledgment
By occupying an RV site at Rocky Bend Flint River Retreat, the Registered Renter acknowledges that they have read, understood, and agree to comply with these rules and policies.
