Rocky Bend Flint River Retreat asks that all guests please read through our policies.
We strive to keep a clean, orderly, respectful, beautiful and fun environment for all friends and families who come to visit.

1. Use of Premises and Grounds
ONLY Registered Guests are allowed on and to use the Premises and Grounds with the understanding of using it with common courtesy and common sense. Please drive ONLY on the designated roadways. There is a maximum of 10 guests per rented RV Spot.

2. Guest Vehicle and Boat Notification
If registered renters or their registered guests will be bringing vehicles or boats, the Renter must notify Rocky Bend Flint River Retreat in advance to obtain temporary parking passes for those vehicles and boats. All guest vehicles and boats must be registered and display a valid parking pass at all times while on the Premises. Any unregistered vehicles, boats, or unauthorized guests are subject to removal from the property by towing or law enforcement at Rocky Bend Flint River Retreat’s discretion.

3. Golf Carts
Only golf carts are permitted on the Premises. NO OTHER types of recreational vehicles or unregistered vehicles are allowed. All golf carts must be registered with Rocky Bend Flint River Retreat and display a valid parking pass at all times. Golf carts must be parked by 9:00 PM sharp each night. Golf carts must be driven only on designated roads at all times. Any damage to Rocky Bend Flint River Retreat's grounds due to negligent driving is subject to the golf cart being banned and the owner of the golf cart being subject to paying for the repair of damaged grounds. Guests driving golf carts under the age of 16 must be accompanied by an adult at all times on the golf cart.

4. Vehicle Registration and Parking Passes
All vehicles belonging to Registered Renters or their Registered Guests must be parked in a manner that does not obstruct or hinder park roadways, common areas, or the entrance or exit of any other RV spot.

Vehicles may not block:

• Roadways or drive lanes
• Access to neighboring RV spots
• Boat ramp or shared common areas

Any vehicle interfering with safety, traffic flow, or another guest’s use of their RV spot must be moved immediately upon request. Failure to comply may result in removal of the vehicle at the owner’s expense and/or immediate removal from the property without refund.

5. Golf Carts and UTVs
Golf carts and UTVs are permitted for use by Registered Renters and Registered Guests under the following conditions:

• Operation is limited to designated roads and approved areas only
• All drivers must operate in a safe and responsible manner at all times
• Drivers under the age of sixteen (16) must be accompanied by an adult
• Golf carts and UTVs must be parked by 10:00 PM each night

Any damage to park grounds, roadways, or facilities caused by negligence may result in permanent loss of driving privileges.

Dirt bikes, four-wheelers (ATVs), and similar recreational vehicles are strictly prohibited.

6. Noise Control
Registered Renters and Registered Guests must maintain reasonable noise levels at all times. Loud music, disruptive behavior, or unruly conduct that disturbs other guests is not permitted, particularly during evening and nighttime hours.

7. Pets
All pets brought by Registered Renters or Registered Guests must be leashed at all times or confined to the rented RV spot. No free-roaming pets are permitted anywhere on the property.

Management must be notified in advance if pets will be present. Any animal deemed aggressive, dangerous, or not in compliance with park rules may be refused entry or required to be removed immediately at management’s discretion.

8. Prohibited Activities
The following activities are strictly prohibited anywhere on the property by any Registered Renter or Registered Guest:

• Fireworks
• Firearms or dangerous weapons
• Hunting, trapping, or killing wildlife
• Any activity that damages natural resources or the river

Guests are expected to respect the land, river, wildlife, and surrounding environment at all times.

9. Maintenance and Cleanliness
Registered Renters are responsible for maintaining their RV spot in a clean, orderly, and presentable condition for the duration of their stay.

• RV spots must remain free of excessive clutter or debris
• RVs must be in good repair and not appear abandoned or dilapidated
• Any RV deemed excessively old, run-down, or unsightly may be refused entry or required to leave at management’s discretion

Management reserves the right to require cleanup, organization, removal of items, or correction of any condition that detracts from the appearance or standards of the park.

Any intentional or negligent damage to park property will be repaired at the Registered Renter’s expense.

10. Trash Management
Proper disposal of trash is the responsibility of the Registered Renter and their Registered Guests. Trash must be placed in designated containers provided by Rocky Bend Flint River Retreat.

Littering anywhere on the property or in the river is strictly prohibited and may result in immediate removal, permanent ban from the property, and potential prosecution.

11. Compliance and Removal
Rocky Bend Flint River Retreat reserves the right to remove any Registered Renter or Registered Guest at any time for failure to comply with these policies. Removal will result in forfeiture of all payments and deposits without refund.

12. Liability Waiver and Assumption of Risk
Whereas Lessee desires to lease Cabin, Campsite; RV Lot or Equipment owned by Rocky Bend Flint River Retreat Whereas Rocky Bend Flint River Retreat agrees to lease a portion or portions of Rocky Bend Flint River Retreat to the Lessee for valuable consideration, be it therefore agreed that the Lessee will abide by the rules governing the use of Rocky Bend Flint River Retreat Lessee further agrees to the terms of indemnification clause and assumption of risk clause set forth herein after.

Lessee does hereby agree to defend, hold harmless, indemnify, and release Rocky Bead Flint River Retreat from all claims, demands and actions, or causes of action for damage to personal property, personal injury or death which may result from activities conducted at Rocky Bend Flint River Retreat by the Lessee, its agents, employees, or quests while using said facility and which is without fault or negligence of Rocky Bend Flint River Retreat.

Further, Lessee, being duly aware and with full recognition and appreciation of the risk, dangers and hazards inherent in the use of Rocky Bend Flint River Retreat and the purpose for which it is being leased, enters voluntarily upon the premises and hereby voluntarily assumes all risk of loss, damage or injury including death which may be sustained by any or each of its agents, employees or guests through and during the use of the facility which may result from causes beyond the control of, without the fault or negligence of Rocky Bend Flint River Retreat their officers, agents, trustees or employees.

13. Governing Law
These rules and policies shall be governed by and interpreted in accordance with the laws of the State of Georgia.
